Seven Tips You Need to Know

Selling a house isn’t easy and can be a very stressful process. Chances are that you’ve heard horror stories from your family and friends about their process. If you’ve been thinking about selling your home and you want to ditch your house as quickly as possible, there are a few ways that you can help your house sell fast. There are some factors you can’t control, like location or noisy neighbors. Fortunately, there are seven important things you can do to give you your best shot.

1. There is No work to do here

Thanks to the popularity of HGTV buyers are always looking for the perfect move-in ready home, so making your home in the best condition possible is key. If your house needs a lot of help, focus on the major problems in your home. Need a new roof? Buy one. A new owner will not want to put a new roof on the house unless you’re offering the home at a serious discount. Remember that most families want something that is move in ready. If there are problems with the home that you can easily fix, whether it be chipping paint or a broken fence post, fix them before you list your house. 2. Update your appliances

It’s important to remember that homebuyers have specific items they look for in a home. For many buyers an updated kitchen is number one on their wish list for a home. That’s where you come in. While you probably can’t afford to update every one of your home’s appliances, take a hard look at what your current setup looks like. Is the stove outdated? Is the fridge about to die? Updating your kitchen will help you sell your house quicker and for more money. And remember when buyers see something that needs to be fixed or replaced the cost in their mind is a lot more than what it would cost you to fixt it.  And seeing a home whose appliances are updated will keep them from will show buyers you have kept up with home maintenance.  

3. Take breathtaking pictures

You probably know that we will need to take pictures of your house. Pictures are one of the most important ways that you can draw in potential buyers. If someone is looking for a new home, they’ll typically take a look at real estate websites before setting up showings or attending open houses. Because so many shoppers look online before they decide to explore a house in person, it’s important that your pictures look great. I will hire a professional photographer to really showcase your home. We will highlight the best areas of your home and skip the ones that are less attractive to buyers. Pictures sell houses.

4. De clutter

De cluttering is not really fun, but if you want to sell your house quickly, this step is a must. Get rid of extra papers, magazines or memorabilia that is sitting around your house. Remove personal photos. Clean out beneath your beds. Get rid of that pile of clothes next to your dresser. You are moving anyway.  So eliminate what you don't want to move and start packing what you do.  Also remove seasonal clothing to allow the closet to look larger and more organized. When people walk through your house, you want it to look updated, clean and spacious.  They want to imagine what it will be like to live in the home.  

5. Advertise, advertise, advertise

Your agent will be the first to tell you: you need to focus on advertising. No longer do buyers  drive by your house and see the “For Sale” sign in your yard. Rather, they’ll find your house online most likely. I will list your house on a huge number of real estate websites .  More importantly I will market your home on the worlds biggest social media platform, Facebook.  I will market it to thousands of potential buyers every second of every day. 

6. Price fairly

You’ve spent years making memories in your house, so it’s normal to want to attach a price tag to those. Unfortunately, the reality is that you can’t afford to ask too much for your house. A high priced listing is the kiss of death.  Buyers are to savy these days.  They know what houses are selling for in various neighborhoods. They won't overpay.  I've seen it over and over in a hot market.  Sellers want to try to get the most money possible and reach for the stars thinking they can always come down.  Unfortunately, if we can't get buyers through the home we sure won't get any offers to negotiate with.  I will look carefully at what other houses are selling for in your area and price help you price your home accordingly. 

7. Don’t be too choosy or greedy

One mistake that many sellers make is to turn down first offers because they think they could hold out for more money.  The truth is, very often the first offer will be the best offer.  New listings often sell quickly. Those buyers want the house and didn't wait to make an offer.  They want the house off the market quickly and are prepared to make a fair offer to get you to do so.  In addition don’t be choosy about who is making the offer.  Even if you don't like something about the family, realize that you don’t have any control over what happens to your home once you sell it. If the buyer wants to tear down walls, change out a renovation you just completed,  or add a bunch of flamingos to the yard, that’s their decision. For a quick sell, don’t be greedy and don't be choosy about your offers.
